It’s a community hidden away that has drawn over 9499 apartments, two retail centres, schools located near the site with no agency fees, and remains one of the most occupied communities in Al Quoz.

What Is Al Khail Gate Community Centre?

Al Khail Gate Community Centre is a huge residential project built and managed by Dubai Residential, formerly Dubai Properties Group, with over 15 communities and 25,000 units throughout Dubai. The community stretches across the Phase 1, Phase 2 and more recent Muhra developer in Al Quoz Industrial Area 2, which is located between Sheikh Zayed Road and Al Khail Road in central Dubai.

One thing that is worth reflecting on is the scale in the middle. Almost 9,500 studios to three-bedroom apartments are located within a single community managed, comprising two retail centres, a mosque, restaurants, a clinic, recreational facilities and a dedicated on-site property management team. It’s not a structure. It’s a neighbourhood, and it acts like a neighbourhood.

Everything a resident needs for their daily life should be accessible by walking, according to the developer’s design philosophy. That’s where Al Khail Gate stands out from the myriad of independent towers in Dubai that provide apartments with no community facilities within proximity.

Location and How to Get There

Al Khail Gate is located on 12th Street, Al Quoz Industrial Area 2, between Sheikh Zayed Road (E11) and Al Khail Road (E44) – two of the most critical arterial roads. When you’re travelling to Business Bay, Jumeirah, Deira or Dubai Marina, you’re near a main road!

Al Quoz Al Khail Gate Bus Stop is located in Al Quoz, two minutes walking distance from the community and is served by RTA buses, including 15, 81, 84, F15 and F17, some of which are metro operated. The distance between the Dubai Metro Red Line ONPASSIVE Station and the famous Dubai Railway Station Al Barshaia is about 13 minutes by car.ONPASSIVE Metro Station, Dubai Metro Red Line is 13 minutes driving to Al Barshaia Station, Dubai Railway.

The Al Quoz Industrial Area Reality

The Al Quoz Industrial Area Reality

Al Khail Gate sits inside Al Quoz Industrial Area 2, which is more significant than most travellers might think. The neighbouring area is an industrial working area, comprising light manufacturing and autoworkshops, labour camps and warehouses. This has two clear implications that no other competitor article picks up on:

Noise and Environment

Daytime noise due to industrial activity from Al Quoz Industrial Area 2 can be heard from lower-floor units and from units that open onto the adjacent street vistas. This is not always, or not extremely so, but still a significant correlation to housing developments such as JVC, Town Square or Al Furjan. Reported exposure is lower among residents living on upper levels as well as those living in units with walls facing the community’s own courtyards. When looking at a rental unit, determine the floor orientation and whether the unit is facing up or down, if there is a concern for noise.

The area also has a greater number of trucks and commercial vehicles using the area as opposed to purely residential areas, especially on early morning weekdays. This can be supplemented by construction works in the surrounding areas of Al Quoz.

Aesthetic Environment

The roads directly around the Al Khail Gate running through are not particularly scenic and are industrial in nature, with features such as warehouses, workshops or functional signs. Individual gates lead onto a clean, landscaped site, but on entering the community gates, the first encounter looks more like a purpose-built residential community. It is totally insignificant to some households and makes a difference to others.

In sum, Al Khail Gate is a well-crafted community in an industrial area. It’s much better to be told the answer up front than to find out after you’ve signed a lease.

What Real Residents Actually Say

Al Khail Gate Community Centre Dubai

With more than 8,200 Google reviews, the ratings for Al Khail Gate are quite high and 4.2-stars.  The ratings for Al Khail Gate are on the higher side, with more than 8,200 Google reviews and 4.2 star ratings. But the specifics within those reviews do not tell that s, tor,y, and these are not the sorting filters this guide will provide.

Security Staff — A Consistent Complaint

The one thing that comes back as the least desirable behaviour from the security team, according to several review platforms, is bad team behaviour. Several residents report unprofessional attitudes, lack of accountability and an unresponsive approach to repeated grievances. It does not happen once, and it is not done in a specific case; it appears repeatedly in all independent search engines, ranging from Google to 2GIS, to flatreviews.com. I have seen it so many times that it deserves a probientific call-out in any community guide.

Parking — Worse Than the Original Article Suggested

The main operational challenge in the community is parking. One of the original questions asked was, after 10 pm, how was it going to be convenient? The truth among long-term residents is even worse: Key Card for parking has been opened to outsiders from the community’s parking places, although it is intended for community residents only; paid parking has recently begun in previously free places, and while community residents park in properly marked places, long-term residents have been incurring Dubai Police parking fines for their lack of intention to move in. The community has its own Al Khail Gated Community classification, which means rent increases are based on an independent index an important consideration for those who have been there long-term.

Maintenance — Mixed but Managed

The community is aging; all of the original buildings in Phases 1 and 2 have been inhabited since approximately 2011-2014. Several longtime tenants in old buildings refer to plumbing problems. There’s no charge for the maintenance team, and while it is on-site, the response times are variable,,  le and some residents report it as repairs, not solutions. This history is not reflected in the newer Muhra buildings.

Crowding and Density

It is a very built-up area. Peak times in the supermarket, on public transport, the gym or communal spaces can be VERY crowded. This is an inevitable result of being in what is our company’s relatively small land use footprint with almost 9,500 apartments. This should be considered if you count on unobtrusive and less crowded common areas.

Mixed reviews for West Zone Supermarket

West Zone is also convenient, and serves well to meet South Asian and Southeast Asian grocery needs. But several residents complain that the store has always been filled, and parts of the store have some raised hygiene concerns. It’s a working, affordable hypermarket; it’s not a high-end grocerying affair.

Shops, Supermarkets and Daily Essentials

Shops, Supermarkets and Daily Essentials

West Zone Supermarket is the anchor store that offers a variety of South Asian, Southeast Asian, Arab and international groceries. Other businesses in the community include a pharmacy, a printing stationery shop, a salon, and convenience stores, in addition to the West Zone.

No luxury mall comes within the confines of Al Khail Gate, and that’s intentional. The community provides a routine and ppredictable everydaylife, and it’s not expensive. The nearest Dubai shopping districts, Dubai Hills Mall, Mall of the Emirates and retail stores throughout Sheikh Zayed Road are located within 15 minutes of car hire.

Dining Inside the Community

Restaurant Cuisine Type
Chennai Curry Palace South Indian Sit-down
Mister Inasal Filipino Casual dining
KFC American Fast Food Quick service
ChicKing Chicken / Fast Food Quick service
Cheesy Bites Sandwiches / Snacks Quick service
Arabic / Pakistani eateries Arabic, Pakistani Casual

The food scene is what takes into account the community’s demographics, which are diverse, practical and really good value. Now this is not serious eating. What it provides is consistency and familiarity for a multicultural population, and those are more important factors for a regular user than a Michelin star.

Rent Prices at Al Khail Gate in 2026

One of the most Googled, but least answered questions about this community. So here’s the current state of affairs:

Unit Type Annual Rent (AED) Size Range (sqft) Bathrooms
Studio From AED 34,000 180 – 553 1
1 Bedroom From AED 40,000 553 – 960 1
2 Bedroom AED 58,000 – 66,000 677 – 1,208 2
3 Bedroom From AED 83,000 1,785 – 2,010 3

These numbers are more appealing than the raw numbers would indicate based on two factors. Firstly, Al Khail Gate has NO agency fees, that is, renting without commission. Secondly, you can have your rent paid in installments, whereas many expats are surprised when they move into Dubai for the first time to find that rent is paid in full at once.

A similar studio in Business Bay or Downtown runs AED 55,000-65,000 per year. Al Khail Gate does not just offer low prices; it is proven to be a good value for a centrally located and fully managed community.

RERA Rent Increases — What Long-Term Tenants Must Know

Al Khail Gate, which has its own RERA classification as “Al Khail Gated Community”, has its own rental index, which could not be tracked together with the rest of Al Quoz. Tenants who have lived in the building for a long time have noticed an annual rent hike. An elaborate index called Dubai’s Smart Rental Index (SRI) was launched in January 2025, introducing a new method for calculating rent increases while abandoning the previous practice of using a large-scale community average.

Decree No. 43 of 2013 defines five bands:

Current Rent vs. RERA Market Index Maximum Permitted Increase
Within 10% below the index 0% — no increase permitted
11–20% below index Maximum 5%
21–30% below index Maximum 10%
31–40% below index Maximum 15%
More than 40% below the index Maximum 20%

For Al Khail Gate tenants: If your rent is either at or close to the indexed market rate, your landlord can’t legally increase your rent when it comes time for the lease to renew. Nine months before the effective date of the increase, landlords are required to provide written notice. If you are notified, check the official RERA calculator issued by the Dubai Land Department Website or its REST App against it; don’t take it for granted. Many tenants and tenants’ unions take illegal increases or take the highest possible increase they are allowed to take (and it does not cost anything to check).

Nearby Schools for Families

School Curriculum KHDA Rating Drive Time
Ambassador International Academy UK / IB Combined Good 4 minutes
GEMS Wellington Academy British Good 10 minutes
Springdales School CBSE (Indian) Good 8 minutes
Amled School MOE / Arabic Acceptable 6 minutes
GEMS New Millennium School British / CBSE Good 12 minutes

Right next door to the community is Ambassador International Academy, which provides a combined curriculum, based in the UK and IB. KHDA Good rating. The school density in a short drive is a legitimate plus, which hardly any communities at this price point can boast, especially families of South Asian descent needing CBSE schooling options.

Al Khail Gate Muhra: The New Expansion

Al Khail Gate Community Centre

Al Khail Gate Muhra will add 3 five-storey residential blocks to the existing master community,y providing studios, one-bedroom and two-bedroom apartments with fresh contemporary interiors theses with significantly upgraded over the original Phase 1 & Phase 2 stock.

When considered from the prospective tenant’s point of view, the most convenient place to start in Al Khail Gate in 2026 will be at the newer units side that will completely neglect the maintenance of the other older ones and have access to all common spaces. For investors, it provides more housing inventory to a constantly high-occupancy community, a solid choice for steady long-term rental income.

Following the wave of expansion, Dubai Residential is right on cue with the Muhra development to mark its ongoing demand for affordable managed community housing in Al Quoz, which is another move that should not be overlooked, as the developer has proven its mettle in the past.

How Al Khail Gate Compares to Nearby Alternatives

This is a portion that every competitor guide is lacking. Here are communities to compare before you select Al Khail Gate:

Community Avg Studio Rent Key Advantage Key Drawback
Al Khail Gate AED 34,000+ Commission-free, self-sufficient, managed Industrial surroundings, parking crisis, density
Dubai Silicon Oasis AED 30,000+ Free zone benefits, quieter Far from central Dubai, limited nightlife/dining
International City AED 25,000+ Cheapest in Dubai Very distant, poor infrastructure, limited transport
Discovery Gardens AED 38,000+ Metro access, residential feel Higher rent, smaller units
Jumeirah Village Circle (JVC) AED 45,000+ Residential character, newer stock Significantly more expensive, with less community infrastructure

Its self-sufficiency, being in the central location and being commission-free are clear reasons why Al Khail Gate is a winner. Comparatively, it lacks in the department of environmental quality, parking, and density aspects in comparison to newer purpose-built residential communities.

  • Industrial context: Al Quoz Industrial Area 2 refers to the presence of truck traffic, warehouse neighbours and an industrial street scene outside the community gates.
  • Noise exposure: Units and lower level.l Clear surrounding noise, including industrial and traffic noise.
  • Crowding in space and time: Compact structure around a very small number of nearly 9500 apartments—crowded supermarkets, crowded information panels, e,tc., at the gym or transport.
  • Long-term residents document the plumbing issues and patch-repair maintenance for the Ageing PPhases 1 and 2 buildings.
  • Annual rent increases: Rents follow the market closely, as a separate RERA classification is defined for the community. Long-term tenants should always use the RERA calculator when it comes to the renewal time.
