Al Bakhit Center Dubai

Al Bakhit Center Dubai is a 7-storey commercial building located in Al Khabaisi, Deira, on Abu Baker Al Siddique Street. It provides fitted offices with shops, basement parking spaces, and convenient Green Line Metro access.

The public listings take a slightly different look at the building, particularly on the apartments part, so here is a confirmation of which part of the listing is and is not correct. It’s targeted at visitors, business owners, and anybody considering fitted offices in Deira.

What Is Al Bakhit Center Dubai?

Al Bakhit Center is a 7-story above-ground commercial building in Deira. The lower levels house shops, with the levels above offering offices, primarily catering to small- to mid-sized businesses.

It’s more practical than it is a show house. There was no evidence of mall extras like a cinema or a food court, so people tend to visit a particular office, clinic, or shop.

Al Bakhit Center or Al Bakhit Centre?

Both spellings are used. Some listings use the word “Cent, re” and many search for it as “Al Bakhit Centre Deira” even though it is actually “Centre”. They all refer to the same house in Abu Baker Al Siddique Street.

Who Uses the Building?

The top floors are home to fitted offices for small businesses. The ground level is a blend of retail, clinics, spas, and eateries. This combination means that when you come here, you typically have a reason for doing so, like a meeting, some kind of treatment, or a quick shopping trip.

A few extra minutes before a scheduled meeting are needed for the first-time visitor to locate the correct entrance and floor. The unit number will save time when you enter the unit.

Finding the Exact Pin

Go to Google Maps and type in “Al Bakhit Center”. The pin is located on the same street as the Metro station, at approximately 25.2644 N, 55.3301 E.

Dubai Municipality has also issued each building with a unique number, using the Makani system. We were unable to verify this building’s Makani number; please verify using the Makani app before sending a courier or a delivery.

How to Reach Al Bakhit Center (Metro, Bus, Taxi, Car)

An easy way is to travel to the Metro. The table provides a short version, with details added in the sections below. The walking times are given under the assumption that the information provided on the map and in the listing is accurate and not measured on the ground.

The walk takes about 6 minutes; Al Rigga is around the 9-minute mark, and Salah Al Din is around the 10-minute mark. The station is equipped with a lift, escalators, and ticket machines. Red Line passengers must transfer to the Green Line at Union or BurJuman. Transfers between Red Line and Green Line must be made at Union station or BurJuman station. Prefer another stop? Read our Al Rigga Metro Station guide and Salah Al Din Metro Station guide.

By Bus

There are bus stops about 6 minutes away on foot from the building, with the Port Saeed Masjid and Haramain Centre stops a little further away. Routes 13, 13A, 43, and X28 are outside the Metro station, but routes are subject to change, so use it as a starting point only.

Please confirm routes before traveling via the S’hail app or on the RTA website. In this Dubai RTA complete guide, you’ll learn the essentials.

By Taxi or Ride-Hailing

Provide a street address and share a Google Maps pin location. Use Abu Baker Al Siddique Metro Station as the landmark if the driver is confused by the pin. No taxi bay or drop-off was found in the building.

By Car

Use live navigation, as we were unable to provide turn-by-turn directions for this street. Allow extra time as traffic may be crowded around Deira during peak hours.

Driving times from the airport and other parts of Dubai haven’t been confirmed either. Before leaving, check the live traffic, particularly in the morning and evening.

Parking at Al Bakhit Center

Basement Parking

Basement parking is available, and allocated basement parking spaces are reportedly available for rental units. Low-level areas are primarily for tenants and not public.

Visitor and Street Parking

Street parking is sometimes available around the building, but may be difficult during peak hours. If driving, get here early; otherwise, take the Metro.

What Is Not Confirmed

No confirmation of parking fees, parking options, visitor access to the basement, or hours of operation. Take in all street signage at the entrance and check with the building manager on access for visitors.

What’s Inside the Building? Offices, Shops and Services

The two most common uses are offices and shops. In addition to that, there is little detail to be found, and we state what we don’t know.

Inside the Building? Al Bakhit Center Dubai

Al Bakhit Centre Offices

Generally, offices are furnished in size ranges of approximately 706 to 1500 sq ft with pantries and bathrooms. Marble flooring, wide windows, and telephone connections are described in the units.

The offices are suitable for travel and cargo companies, real estate companies, engineering consulting, and law firms. That’s the type of tenants that are in the space; it’s not a list of tenants confirmed.

Al Bakhit Center Shops

Lower level shops include a variety of retail businesses, including clothing, thrift, restaurants, clinics and spas, and electronics/service. The blend is of everyday needs and budget retail.

Individual stores, hours, and telephone numbers were not identified as they were not verifiable. If a claim is made about a particular phone shop or perfume shop, accept it as unverifiable.

Businesses Listed Inside

Three companies are listed at the address in a business directory: a travel and tours operator, a digital marketing company, and a maintenance services company. The information in the directory may not be current; please verify before traveling.

Building Facilities

The building features 24-hour security with CCTV, high-speed elevators, an on-site maintenance team, and DEWA water and electricity connections. We were unable to verify some listings, such as a yoga area and conference room, so those items are not included in the facts.

Feature Status
Fitted offices Confirmed
Retail shops Confirmed
Clinics, spas, restaurants Reported among the shop tenants
24-hour CCTV, elevators Listed as building facilities
Residential apartments Not consistently confirmed
Shell and core offices None currently available
Conference room, yoga area Unconfirmed
Opening hours Not confirmed

Is There Residential Space in Al Bakhit Center?

Public listings do not agree, and we don’t take any side. Some say the building is simply commercial and that there are no houses. Some refer to it as mixed-use, and talk about1-1 and 2-bedroom apartments. Even one of the directories has it listed as “Commercial & Residential Buildings”.

What you may see in a listing What it means for you
Commercial, offices and shops only A safe assumption if you only need business space
Mixed-use, with apartments Ask for written confirmation before assuming a unit can be lived in
A unit with no stated use Ask the landlord or agent for the approved use

If you are interested in occupying the unit, obtain the unit’s approved use in writing before paying anything. The question is not as significant if you’re only interested in an office or shop.

Offices for Rent in Al Bakhit Center: What to Know

Indicative Rent

The quoted prices for fitted offices range between AED 49,000 and AED 57,000 per year. These are indicative listing figures, NOT quotes, and asking rents also vary, so check with the landlord or agent to see the actual rent.

Sizes and Fit-Out

Units run from about 706 to 1,500 sq ft. No units are available in shell and core or partially fitted units; this is important if you want to make your own design.

Fitted is pretty much what it says – you’ll be able to move in with less of a fuss, but check out the following before signing a rental agreement: What equipment is included? What furniture, partitions, and cooling?

Questions to Ask Before You Sign

  • The quoted rent is for 12 months; what are any other costs?
  • Does the unit include any spaces for parking in the basement?
  • What sort of business activity would be allowed under the permitted use for the unit? Our Dubai Business Activity Selection Guide could be useful.
  • Who is responsible for and maintains what is in place?
  • Can the landlord provide written assurance that it can be used for residential purposes in the building?

Pros and Cons of Al Bakhit Center

The table compares the positive and negative aspects of the building. Use it as a checklist and not as a judgement.

Pros Cons
Metro within walking distance No shell and core units
Basement parking for tenants Visitor street parking can be limited
Offices mainly fitted and ready to use Fewer premium amenities than newer buildings
Mix of shops, clinics and services Mixed information on residential use and few verifiable tenants

Convenience vs customization is the top trade-off. You have access to the Metro, and you even have ready-built offices, but you don’t have much space to shape and mold your own. Retail tenants: Limited information on shops/hours – please visit before committing.

Who Is Al Bakhit Center Best For?

Visitors

It is useful if there’s an appointment or a certain store that you’re thinking of. Access by Metro; check opening times with the business – there are no definitive times for the building.

You’ll need to bring the name of the business and the unit number, as the building has seven floors of tenants. High-speed elevators are included, and it should be easy to get to an upper-floor office.

Business Owners and Shop Operators

It is ideal for small businesses which are looking for a street-level or office address in Deira with basement parking. Visit the shops and access public data about retail space – it’s much less available than public data about offices.

If you are the owner of a clinic, spa or cafe, find out what activities the unit is approved for because it has already hosted several of these activities.

Office Seekers

It’s ideal for small teams up to a small department with an office that needs to be fitted in the 706 to 1,500 sq ft space. Not an ideal choice when you require a blank shell or luxurious finishes. Moving in?

Place Why it matters
